MBRHE & Dubai Municipality Launch Standardized Contracts

The Mohammed Bin Rashid Housing Establishment (MBRHE) has partnered with Dubai Municipality to introduce standardized contracts designed to make building private villas clearer and more organized. These contracts, prepared by the municipality, aim to reduce disputes by clearly defining the responsibilities of landlords, consultants, and contractors. The goal is to create a smoother and more transparent construction process, where all parties understand their obligations and rights.

By providing clear guidelines, these standardized contracts will help prevent misunderstandings and legal issues, making construction projects more efficient. The terms are also flexible, allowing for modifications to meet changing requirements. This flexibility ensures that the contracts can adapt to the evolving needs of property owners and construction teams. Through this initiative, MBRHE and Dubai Municipality are promoting trust and cooperation among property owners, consultants, and contractors, while supporting the municipality’s vision of developing a sustainable and well-regulated construction sector.

As part of the initiative, MBRHE and Dubai Municipality will host a series of awareness workshops for their customers. These sessions will explain the benefits of using standardized contracts and how to apply them effectively when dealing with consultants and developers. During the workshops, participants will also learn how to obtain copies of these contracts through various open channels provided by Dubai Municipality. This will make it easier for property owners to review and understand the terms before entering into agreements, helping them make more informed decisions.

The introduction of standardized contracts is expected to bring several advantages for property owners. By clearly outlining the roles and responsibilities of all parties involved, the contracts will help minimize confusion and disagreements. With better-defined terms, the chances of legal and financial conflicts will decrease significantly. This structured approach will also support the timely and organized completion of villa projects, ensuring fewer delays and a smoother process from start to finish. Additionally, the contracts will promote transparency by helping property owners understand the terms before starting their projects, giving them more confidence throughout the construction journey.

In the first phase of the initiative, Dubai Municipality has introduced two types of contracts. The first is meant for engineering consultancy firms involved in the design phase of villa projects. The second contract applies to construction companies responsible for building the villas. By clearly defining the obligations of each party, these contracts will reduce the risk of disputes, while helping property owners manage their projects more effectively.

This initiative is part of MBRHE’s broader efforts to provide high-quality and sustainable housing services, in line with the Dubai Urban Plan 2040. By streamlining the construction process and reducing conflicts, standardized contracts will contribute to a more stable and efficient housing sector, enhancing the overall quality of life for residents.

Haitham Al Khaja, Director of Communication and Marketing at MBRHE, highlighted the importance of the partnership, explaining that the collaboration with Dubai Municipality is part of the organization’s mission to support Emirati families and contribute to Dubai’s future vision. He emphasized that standardized contracts will empower customers to implement their housing projects smoothly while protecting their rights and ensuring high-quality results. He also noted that the awareness workshops reflect MBRHE’s commitment to offering proactive solutions and raising public awareness about best practices in the housing sector.

M. Abdullah Al Shizawi, Director of the Building Control Department at Dubai Municipality, echoed this sentiment, stating that the goal of standardized contracts is to create a reliable contractual framework that protects the interests of everyone involved in construction projects. He expressed pride in collaborating with MBRHE to promote fair and transparent agreements, which will ultimately benefit citizens by reducing disputes and improving project outcomes.

These sessions will help them understand how to effectively use standardized contracts to protect their rights and ensure the smooth completion of their projects.
