Ardee, a forward-thinking UAE-based real estate developer, has officially commenced construction on the AED 2 billion Fairmont Residences Al Marjan Island & Fairmont Al Marjan Island Hotel, marking a major milestone in Ras Al Khaimah’s rapidly evolving waterfront landscape.
The ceremonial groundbreaking, held on-site at Al Marjan Island, signals the transition from planning to execution for one of the emirate’s most ambitious and highly anticipated beachfront developments. The project is set to redefine contemporary coastal living through a seamless blend of branded residences, world-class hospitality, and resort-style amenities.
Following the successful completion of enabling works, piling activities have now begun, representing the first major phase of construction. Full site mobilisation is underway across nearly 1.2 million square feet of gross floor area (GFA), encompassing both the residential and hotel components. Piling works are expected to be completed by April 2026, allowing for a smooth progression into the main construction phase.
As the inaugural development within Ardee’s expansive 5.6 million GFA Al Marjan Island masterplan, Fairmont Residences Al Marjan Island & Fairmont Al Marjan Island Hotel sets the standard for architectural excellence, lifestyle quality, and integrated community living. Scheduled for completion in 2028, the project comprises 519 branded residences and townhouses, four exclusive sea villas, and a 250-key luxury hotel, positioning it among the most significant branded coastal developments in Ras Al Khaimah.
Designed to deliver a refined resort-inspired lifestyle, residents will benefit from private beach access, dedicated family and adults-only pools, state-of-the-art fitness facilities, curated social and dining venues, wellness and entertainment offerings, and direct connectivity to the adjacent Fairmont hotel—creating a cohesive environment where leisure, comfort, and community converge.
