Delhi NCR-based real estate developer M3M India is set to invest Rs 2,700 crore in a sprawling 333-acre township in Panipat, Haryana. The ambitious 'M3M City of Dreams' project, for which the company has secured complete RERA registration, will be a plotted development featuring more than 2,100 plots ranging from 140 to 1,000 square yards. The land parcel was acquired from Ambience for Rs 1,500 crore, inclusive of government charges. The development is expected to encompass approximately 400 expandable villas, 3,000 uber-luxury floors, and 150 farmhouses.
The investment commitment of Rs 2,700 crore includes a development investment of Rs 1,200 crore. The company anticipates a topline revenue of Rs 5,000 crore from this venture. The 'M3M City of Dreams' is envisioned to offer an array of amenities, including community parks, cycling tracks, restaurants and cafes, retail spaces, schools, temples, and sports facilities, among others.
The designated plot sizes for residential units within the township range from 300 to 1,000 square yards. As of the latest update, M3M India has successfully sold over 700 plots, amounting to approximately Rs 1,100 crore, indicating a positive response to the project.
This strategic investment aligns with M3M India's commitment to developing upscale and comprehensive residential communities, contributing to the evolving real estate landscape in the region. The township's design and offerings aim to cater to the diverse needs and preferences of homebuyers, providing a harmonious blend of luxurious living and functional amenities.
As the realty sector continues to witness dynamic shifts and increased demand for thoughtfully planned residential spaces, M3M India's venture in Panipat reflects its confidence in the market's potential. The company's multi-faceted approach, including the incorporation of sustainable and modern design elements, positions 'M3M City of Dreams' as a noteworthy development in the evolving urban fabric of Panipat.
The inclusion of farmhouses, luxury floors, and expandable villas further enhances the project's appeal, catering to the growing aspirations of homebuyers seeking a premium and holistic living experience. With the entire land parcel registered under RERA, the development emphasizes transparency and compliance, reinforcing M3M India's commitment to delivering high-quality and legally sound real estate projects.
Overall, the 'M3M City of Dreams' township represents a substantial investment in the residential real estate sector, contributing not only to Panipat's growth but also serving as a benchmark for comprehensive and meticulously planned urban living in the region. As the project progresses, it is poised to become a key landmark, symbolizing M3M India's vision for innovative and sustainable real estate developments.
