UAE to Get GCC’s Longest ‘Green River’ with Dh3.5 Billion Project in Sharjah

Sharjah is set to have the longest "green river" in the Gulf region with a new Dh3.5-billion mixed-use project, launched by Kuwait Real Estate Company (Aqarat) and IFA Hotels and Resorts. The project, located on Emirates Road near Sharjah Grand Mosque, will feature a stunning green river stretching over 2.5 kilometers, bringing fresh air and beauty to the development. It will act as the central artery of the community, with walking paths and relaxation areas for residents to enjoy.

Jamal Al Shawish, the chief of sales and marketing at IFA Hotels and Resorts, shared that the green river will be designed as a recreational space, offering fresh air and places for people to walk, relax, and enjoy nature.

In addition to the green river, the project will include playgrounds, a mosque, restaurants, a café, retail outlets, swimming pools, and walking and cycling paths stretching 11 kilometers.

The newly-launched Al Tay Hills community will cover six million square feet and will offer 1,100 townhouses and villas, ranging from three-bedroom to six-bedroom homes. Prices for these homes will start from Dh1.8 million, with the most expensive reaching Dh7.2 million.

The development will be completed in three phases, with the first phase expected to be delivered in the first quarter of 2028.

Talal Al-Bahar, vice-chairman and CEO of Aqarat, emphasized the appeal of Sharjah’s real estate market. He stated that Sharjah is becoming a preferred place for investment, thanks to its safe environment and business-friendly atmosphere, and that the new project will set new standards for sustainable living in the region.

Khaled Esbaitah, chairman of IFA Hotels and Resorts, praised Sharjah for its economic diversity and the government’s decision to allow freehold property ownership for all nationalities. This initiative has greatly boosted the local market, with Al Shawish mentioning the strong interest the project has already received.
