Dubai's Burj Azizi, set to become the world’s second tallest tower, has received all necessary approvals for its height of 725 meters. This was confirmed by the developer, Azizi Developments, as sales for the tower’s apartments officially began. The approval process involved several authorities, including the Dubai Civil Aviation Authority and the Dubai Municipality, as the building’s height required special permissions.
Farhad Azizi, the CEO of Azizi Group, stated, “The height of Burj Azizi has been finalized with the required approvals, and it will not change.” The project is expected to be completed by 2028.
Once finished, the Burj Azizi will stand at 725 meters, surpassing other famous towers like Merdeka 118 in Kuala Lumpur (678.9 meters) and the Shanghai Tower (632 meters). However, it will still be shorter than the Burj Khalifa, which remains the world’s tallest tower at 828 meters.
The land for Burj Azizi was bought in 2022 by Azizi Developments, located along Sheikh Zayed Road, a busy area already known for its tall and impressive buildings. The developer chose this location with the goal of creating a tower that would honor the city of Dubai. The plot was previously owned by Meydan City Corporation and is near the Dubai World Trade Center Metro Station 2.
The luxury apartments in Burj Azizi are priced at a starting rate of Dh7,149 per square foot, with the most expensive units costing Dh34,000 per square foot. The apartments themselves start at Dh7.5 million, while the highest-priced ones can reach Dh156 million. Azizi’s CEO mentioned that, along with their other luxury project, Monaco Mansions in Dubai South, these residences will be some of their most high-end offerings.
The global sales launch for Burj Azizi will take place in major cities around the world, including Dubai, Hong Kong, London, Mumbai, Singapore, Sydney, and Tokyo.
Building such a tall tower on a small plot of land is no easy task. Azizi explained that the tower will face challenges due to the weight of the building and the strong wind loads it will have to withstand. Special construction methods are being used to address these issues. For example, the elevators in the building will be designed to handle a high volume of vertical traffic, thanks to a partnership with Kone.
Construction materials also need careful planning, as getting them to the site and storing them is a complex process. The central location of the tower brings additional challenges, such as how to manage the loading dock for the retail spaces and hotel, as well as providing over 1,000 parking spaces in the tight area.
Burj Azizi will aim to set several world records. It will feature the highest observation deck on the 130th floor, the highest hotel lobby on the 111th floor, and the highest nightclub on the 126th floor. The highest restaurant will be on the 122nd floor, while the highest hotel room will be on the 118th floor. At the very top of the building, a special museum will showcase the building’s history and evolution.
The tower will also have a luxury shopping mall with high-end fashion brands. Every 20 floors of residential space will have a dedicated amenity floor, offering a range of facilities, including swimming pools, saunas, steam rooms, a fully equipped gym, a yoga center, a spa, a games room, a cinema, and a business center.
