Dubai luxury homes sold for Dh755 million in two months amid high demand

A villa in Emirates Hills is now on sale for Dh425 million. Another ultra-luxury house on Jumeirah Bay Island was sold for Dh330 million, breaking the previous record of Dh255 million in that area.

Jumeirah Bay homes have seen a sharp rise in prices, and in Emirates Hills, renovated mansions are gaining even more value. According to Saad Hussain, Managing Director of Alaia Developments, property prices in these areas will likely keep rising without any trouble.

Dubai’s real estate market is showing the same trend. Luxury properties are in high demand, and their prices remain strong. Some mid-range and upper-mid-range areas in Dubai have recently seen price adjustments, with some properties being sold at a discount.

The average selling price for properties in Palm Jumeirah and Dubai Hills is also growing. According to Springfield Properties, 111 transactions took place in Palm Jumeirah in February 2025, with an average sale price of $12.28 million. Meanwhile, Dubai Hills had an average transaction value of Dh3.42 million last month.

In South Dubai, a luxury villa was sold off-plan for Dh42 million as part of a new project in Venice.

There are only a few mansions being built, and their prices range from Dh42 million to Dh222 million. Many of them are already in the process of being sold. Tizian Raab, a spokesperson for Azizi, mentioned that the company has also launched sales for its new skyscraper, ‘Burj Azizi,’ on Sheikh Zayed Road.

The demand for high-end homes in Dubai continues to rise, and property prices are expected to climb even further in the coming months.
