Top 10 Nationalities Dominating Dubai Property Market in First Half of 2024

Dubai, UAE – In a recent report released by W Capital, a leading brokerage in Dubai, British investors have emerged as the primary purchasers in the Dubai real estate market during the first half of 2024. The sector continues to show strength and attractiveness with lucrative investment opportunities and high returns.

The report highlighted that besides British investors, other nationalities prominently involved in Dubai's real estate market include Indians, Chinese, Lebanese, Canadians, French, Italians, Dutch, Pakistanis, and Turks.

Dubai's appeal as a global real estate hub is underpinned by several advantages. High rental yields, a conducive real estate financing environment, and straightforward residency visa processes incentivize affluent residents and foreigners to opt for property ownership over rental accommodations.

W Capital forecasts continued robust performance in Dubai's real estate sector, anticipating sales to range between AED 450 billion and 500 billion this year.

Walid Al Zarooni, CEO of W Capital, emphasized Dubai's allure as a desirable destination for living, working, and investing across various sectors. "New investors in Dubai real estate recognize the city's attractiveness as a hub for diverse opportunities," Al Zarooni stated. He underscored the strong commercial ties that many of the investing nationalities maintain with the UAE, reinforcing Dubai's reputation as a reliable investment destination.

Al Zarooni highlighted Dubai's positive economic conditions, favorable residency visa policies, attractive tax framework for business setups, and cultural diversity as key factors contributing to its appeal. He noted that Dubai continues to attract interest from a wide range of nationalities beyond the top ten, including Egyptians, Americans, Saudis, Russians, and Iranians.

Looking ahead, Al Zarooni expressed confidence in Dubai's ongoing attractiveness, despite recent price increases over the past three years. He cited sustained high demand and limited supply as factors propelling ongoing growth, prompting numerous developers to launch new projects.
