This approach, akin to mutual funds, provides simplified tracking, diversification benefits, and attractive returns. The fractional ownership market in India, valued at $5.4 billion in 2020, is projected to reach $8.9 billion by 2025.

Real estate, historically considered a hedge against inflation, offers potential capital appreciation and steady rental income. Investment avenues like Real Estate Investment Trusts (REITs) are gaining traction among retail investors, providing exposure to Grade A commercial real estate in a regulated and transparent manner. Infrastructure Investment Trusts (InvITs) are expanding similar opportunities to venture into marquee infrastructure assets.

The perspective of Non-Resident Indians (NRIs) adds another dimension to the real estate landscape. India's robust economic growth and regulatory improvements make it an appealing investment destination for NRIs, who increasingly engage in high-value commercial asset investments through fractional ownership and REITs. Emerging asset classes like co-working, co-living, and student housing are becoming accessible through fractional ownership, creating exciting prospects for NRIs and domestic retail investors.

As global financial markets grapple with volatility, retail investors seek diversification in alternative asset classes. The rising income levels and disposable income in India make fractional ownership, REITs, and similar options highly attractive. The momentum in these asset classes is expected to witness accelerated growth in the coming years.

However, with opportunities come responsibilities. Retail investors must conduct thorough due diligence, researching the market, understanding local dynamics, and evaluating developer reputation. A clear investment strategy, portfolio diversification, and a long-term commitment are crucial for success in the real estate sector.
